Servicing
The recommended service interval for a gas boiler is on an annual basis. Although
your boiler may appear to be working fine, don't take the risk of skipping services.
Boilers can and do produce Carbon Monoxide (a silent killer) and a service will ensure
that your boiler is working correctly and that you are not being exposed to this
deadly and odourless gas.
At Scotia Property Heating we offer two levels of servicing:
1. Our standard service covers all the safety and operational aspects of your boiler
and where appropriate the removal and cleaning of burner components which are prone
to becoming sooted up and causing malfunction.
2. Our comprehensive service covers all the items in our standard service, but in
addition will provide free breakdown cover in the event that your boiler fails during
the year. The cover includes all major components within your heating system such
as pumps, motorised valves, gas valves, printed circuit boards and programmers.
Repairs
With a team of gas engineers experienced in a diverse range of makes and models of
boilers, we are confident that we will get your heating system up and running again
quickly and with the minimum of fuss.

models of boiler and our staff of experienced engineers will ensure that your heating
system is up and running again as soon as possible.
If we receive your call before 10am, we would expect to have an engineer with you
before the end of the day.
As well as repairs, we can up-grade your heating by fitting Thermostatic Radiator
valves, programmable and smart room thermostats or other energy saving devices. Why not reduce

Installation
We would recommend Worcester Bosch boilers and this is also backed up by Which? consumers' association and can offer a guarantee of up to 12 years on their boilers.
Installing a new energy efficient boiler could save you up to 40% on your heating
bill – that could be over £250 each year! New energy efficient boilers capture additional
heat which older boiler’s allow to pass straight out the flue; this means they use
far less energy compared to conventional boilers. As a consequence, a new boiler
will produce less CO2 emissions, saving you money and helping you do your bit in
saving the environment too.

If you are a Landlord, you have duties under the Gas Safety (Installation and Use)
Regulations 1998 to arrange maintenance by a Gas Safe Registered engineer for all
pipe work, appliances and flues, which you own and have provided for your tenants
use. You must also arrange for an annual gas safety check to be carried out every
12 months by a Gas Safe Registered engineer. You must keep a record of the safety
check for 2 years and issue a copy to each existing tenant within 28 days of the
check being completed and issue a copy to any new tenants before they move in.
Scotia Property Heating will carry out and issue Landlords Gas Safety Certification
in a way that suits you. We can either collect keys or Liaise with tenants or meet
with the Landlord at the property - whatever suits you best. Where Landlords have
multiple properties, discounts are available (please ask).
